Get serious about your landscaping.

North Georgia spring is genuinely beautiful and your yard should reflect that right now. Fresh mulch in the beds is one of the best dollars you can spend, it makes everything look intentional and polished even if you have not planted a single new thing. Trim overgrown shrubs, edge along the driveway and walkways, and pull weeds from the beds. If your yard feels bare add a flat of seasonal color like petunias, vincas, or begonias from your local nursery. They are inexpensive, low maintenance, and make an enormous visual impact. First impressions start at the curb and in Forsyth County where neighborhoods are beautiful and competition is real, your yard sets the tone before anyone steps inside.

Homes are moving, buyers are active, and the ones generating the most buzz right now have one thing in common. They are not necessarily the biggest or the newest. They are simply the ones that feel cared for.

Condition is everything right now.

We just saw this firsthand on a listing right here in Cumming. It was not a brand new build, in fact it was quite old, but it was clear from the moment you pulled up that someone had loved it. It was clean, well maintained, and move in ready.

The result? Multiple offers and a quick sale.

That is not luck. That is what happens when a home makes a great first impression

Freshen up your front door.

Your front door is the first thing people actually focus on up close and most people have not touched theirs in years. If the paint is faded, chipped, or just dated, a fresh coat in a bold but classic color like black, navy, or deep green can completely transform the front of your home. While you are at it check the hardware. A new door handle, house numbers, and a simple light fixture can all be swapped out for under a couple hundred dollars and the difference looks like a full renovation.

Power wash the driveway and exterior.

This one sounds simple but most people underestimate how much grime builds up over a Georgia winter and spring. Algae, pollen, dirt and mildew on your siding, driveway, and walkways make a home look older and more worn than it actually is. Rent a pressure washer for an afternoon or hire a local service and hit the driveway, sidewalks, front porch, siding, and fence if you have one. The before and after is genuinely shocking and it costs almost nothing compared to what it does for your curb appeal.

Walk through your home like a buyer.

This is the one most homeowners skip and it is the most important. Walk in your front door as if you have never been there before. What do you smell first? What do you notice in the first ten seconds? Buyers form an opinion almost immediately and it is almost always driven by small things. Fix the door that sticks. Replace the burned out bulbs. Touch up the scuffed paint in the hallway. Recaulk the bathroom. Tighten the wobbly cabinet handle in the kitchen. None of these things are expensive or time consuming on their own but together they tell a buyer that this home has been taken care of. That feeling is worth more than almost any upgrade you could make.

A true North Georgia hidden gem tucked away on Jot Em Down Road in northern Forsyth County. They grow their own trees and shrubs right on the property and carry an impressive selection of Japanese Maples, perennials, and flowering trees. If you have never been, put it on your list.
